All of my work is backed by a limited labor warranty depending on the system selected.

A resinous floor coating is a high-performance protective layer applied directly to your concrete surface. It bonds to the concrete and cures into a hard, seamless finish that is far more durable and easier to clean than bare concrete. Common types include epoxy, polyaspartic, and urethane coatings, all of which I may use depending on the system you choose.

Every installation begins with mechanical diamond grinding, regardless of which system you choose. This is the correct way to prepare concrete for a resinous coating and ensures a proper bond that lasts. Some installers use less effective methods to cut time and costs.

Yes. All estimates are free and conducted in person. An in-person visit allows me to assess your concrete, identify any pre-existing conditions, and give you an accurate quote rather than a rough guess over the phone.

Most residential garage floor installations are completed in 2-3 days.
Light foot traffic is generally fine 24 hours after installation is complete.
Heavy objects should be kept off the floor for 48 hours after installation is complete.
Vehicles should be kept off the floor for a minimum of 72 hours after installation. Parking on the floor before that window closes can cause hot tire pickup.

The short answer is that they typically fail, and usually sooner than you’d expect.
Hardware store floor coating kits are designed to be sold, not to perform. The materials are low grade, the instructions assume perfect conditions, and there is no professional assessment of your concrete before you start. What you end up with is a floor that looks acceptable for a few months and then begins to peel, flake, and fail.
The most common reason DIY floors fail is improper surface preparation. Without mechanical diamond grinding, the coating has nothing to properly bond to. Acid etching is very technical, it’s what most kits recommend, and does not open the concrete surface the way grinding does. When the bond fails, the coating comes up, sometimes in sheets.
DIY kits are also notorious for hot tire pickup. The materials simply do not have the hardness, heat resistance, or thickness to hold up under the weight and temperature of a vehicle that has been driven. You will notice it within the first summer.
Beyond that, a hardware store kit is a one size fits all product being applied to a surface it knows nothing about. Your concrete may have moisture issues, existing damage, or chemical contamination that requires a specific approach. None of that is accounted for in a box off a shelf.
A professional installation costs more upfront. What it gives you is a floor that is properly prepared, correctly installed, backed by a warranty, and can last a lifetime. A DIY kit gives you a project you will likely be throwing more money at later to fix.

Pricing depends on square footage, the system you choose, and the condition of your existing concrete. As a general reference point, a standard two-car garage is approximately 500 square feet. For that size, most customers invest somewhere between $3,000 and $4,500. The best way to get an accurate number is to schedule your free in-person estimate.

In most cases, no.
Cracks, spalls, chips, and concrete stains are all addressable during the installation process and will not be visible in your finished floor. Surface repairs are assessed during your free in-person estimate and are categorized on a minor, moderate, or major scale. Repair costs are priced accordingly and will be clearly outlined before any work begins.
Chemical spills, however, can be more involved and may require treatment prior to coating application to ensure a proper bond. If chemical spill treatment is needed, it is a required service and will be assessed and priced on the same minor, moderate, and major scale during your estimate. Nothing is added to your job without your knowledge and agreement upfront.

Not a problem. Existing coatings are removed as part of my standard installation process and most are included in the price. Mechanical diamond grinding is capable of removing previous coatings and getting your concrete down to a proper surface for the new system to bond to.
The type and condition of the existing coating will affect the level of mechanical prep required, which is something I assess during your free in-person estimate. Just like surface repairs, the prep needed will be clearly communicated and factored into your quote before any work begins. There are no surprises.

No. One of the biggest advantages of a professionally installed resinous floor coating is that it requires zero ongoing maintenance. There are no sealers to reapply and no special treatments needed. Routine cleaning is all it takes to keep it looking great.
